Landlords
From October 1st 2008, new occupiers can obtain energy assessment details before applying for the tenancy, therefore landlords will (by law) need an Energy Performance Certificat (EPC) before there is a change of tenant.
We are currently taking bookings from landlords and letting agents alike to produce EPCs during the next few months. This to avoid the rush come August and September and as EPC's for rented property currently have a shelf life of 10 years. Fines for non-compliance charged at £200 per offence. See Landlord's Legal Obligations
* July Special for properties in Coventry, Nuneaton & Bedworth, Rugby & Daventry
Who are we?
UK-DEA a specialist supplier of Home Information Packs (HIPs) and Energy Performance Certificates (EPCs) across Coventry, Warwickshire and the Midlands, is recognised as a leading provider to the property industry and is able to deliver the highest levels of service to every client public and professional.
As of 14th December 2007 every home put on the market in England and Wales needs a Home Information Pack (HIP). The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and home fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
We offer a service that is second to none, helping private sellers, Estate Agents, Solicitors, Landlords, Rental Agent and other Home Information Pack providers to put properties to market. Our cost effective, efficient, professional service means we work around YOU. We can inspect properties in the evenings and weekends at NO Extra cost as we know many of you are busy during normal working hours.
How long does it take?
We aim for a turnaround of 5 days for a pack, however, this is subject to delays imposed beyond our control. BUT you can start marketing your property as soon as you have placed your order. We provide you with instant confirmation via email which you can show to your estate agent.
Unique to the industry, our comprehensive Professional Indemnity Insurance and Information Accuracy Warranty make reassuring reading. So confident are we of the robustness of our data that we are one of the only companies that guarantees our search information with a £2,000,000 Information Accuracy Warranty on the public record and Professional Indemnity Insurance of up to £10,000,000.
